The Cutthroat Chapter of Trout Unlimited is once again teaming with the Highlands Ranch Cultural Affairs Association to bring fly-fishing instruction to the youth of Highlands Ranch! Students ages 11-14 will get an introduction to the sport of fly-fishing with a series of four classroom sessions and a half-day of actual fishing at a local lake.
Parents/guardians are encouraged to attend the instruction at no additional cost! Now you can learn along side your child and enjoy a new hobby together. An understanding of coldwater fisheries and associated environmental stewardship will be gained while learning the basic skills of fly-fishing, angling ethics and sustainable fishing, the trout’s life-cycle and the insects that fish eat. Fly-fishing tackle, rigging, and knots will be described; participants will tie their own flies and practice casting. All handouts and class materials are provided. Fishing equipment will be available for use during the class. Classes will be Saturday, 3/31, 4/7, 4/714, from 8:00 – 10:00 a.m., 4/21 1:00 – 3:00 p.m. and the field trip will be Saturday, 4/28 from 8:00 a.m. – noon at Lake Lehow.

Foreclosure reviews status update for online requests
Foreclosure reviews are well under way – and the OCC has attempted to contact over 4 million homeowners whose eligibility for review had already been predetermined. Contact was initiated by direct mail to those who have been identified as borrowers who might have suffered financial damage as a direct result of Servicer processing. The letters went out December 31st of 2011. Unfortunately, finding homeowners who have been displaced as a result of foreclosure has rendered over 5% of the letters unable to be delivered.
The OCC is in process of reviewing over 750,000 loans at this time with print media and online media available for access to more foreclosure review request considerations.
Homeowners may request a foreclosure review if they believe that they were financially harmed by their servicers during the process of foreclosure. Homeowners can go to www.IndependentForeclosureReview.com to make a request for foreclosure review.
Fees improperly charged, miscalculated mortgage payments, wrongly processed payments and loan modification problems are the most prominent grievances being expressed on the Foreclosure site.
Should a foreclosure review investigation uncover facts that the homeowner was financially damaged due to servicer actions – a service provider might have to reimburse lost equity, refund expense repayment with interest, or repeal the foreclosure.
It has been indicated that while there are no limits or caps to the amount of compensation a homeowner can receive but there will be a consistent framework created to make sure that recommendations for compensation are similar for all servicers.
Denver short sale agents want to encourage homeowners nationwide -who feel that they were wronged by their provider of service- to go to the link noted above to have their foreclosure reviews request considered by the OCC. Now that Foreclosure reviews are well under way for homeowner relief – we should start to see more accountability come into play.

FHA Fee increases are to begin this year according to several sources
Denver Short sale agents report that FHA Fee Increases begin this year – impacting future buyers – and the yearly MIP for loans under $625,500 will go up from 1.15 percent to 1.25 percent. In June, fees for larger loans will be increased .35% of one percentage point, bringing the total premium to 1.5%.
FHA Fee increases began last year on the upfront mortgage premium by .75 of one percentage point, which made the fee a total of 1.75 %. So now a borrower has to bring a 3.5 % down payment for his mortgage. On a mortgage of $200,000, a borrower can expect to pay a mortgage premium of $3,500 in comparison to the previous amount of $2,000.
Denver short sale agents determined that these new FHA fee increases will be applicable to all borrowers who want to buy a home and refinance a mortgage. Buyers will have these additional costs on their FHA loans in addition to the stricter guidelines and credit scoring requirements.
The FHA fee increases are expected to bring in $1.25 billion in additional revenue to the agency through September 2013. FHA states it will be implementing these increases to replenish reserves that have already received a more than adequate boost to those reserves from the settlement the government just sued the banks for, last month. FHA actually rendered their loss budget obsolete and stated in their accounting that they were well in the black now.
Denver short sale agents are wondering where all this money is actually going and if it is the desire of the government to halt home ownership entirely. Why is the government reaping all this settlement money and the home owner is still suffering losses? Wasn’t the whole point to help the home owner? Now future homeowners will have to pay for these past problems too? Even after the losses were recovered from the banks?

Denver Short Sale Agents were shocked to hear that The Mortgage Forgiveness Debt Relief extension has been introduced this week, with an interesting caveat.
In a most recent turn of events, the new 2013 Budget proposed by the Obama administration calls for an extension of the Mortgage Forgiveness Debt Relief Act of 2007.
The Debt relief act provides tax relief to homeowners who have been given forgiveness on any deficiency they incurred during the process of a short sale and have been mailed a 1099 tax form indicating they have received the forgiven amount as “normal income”. Denver homeowners receiving such a 1099 form would be exempt from any tax incurred, until the act expires on December 31, 2012.
Denver Short Sale Agents are happy to hear that an extension to the Act has finally been introduced.
But….
The Act is extended in the Obama budget proposal to January 1, 2015, on the basis of the housing mess not being resolved as yet. A new assessment of the housing crisis would happen in 2015 and the results would determine whether or not another extension would be found to be necessary.
These past four years have been horrific for home owners across the United States. Another four years or longer of the same – or worse???
It appears that the government is anticipating the housing crisis will continue on into 2015 at a minimum, with the possibility of an even longer duration on the horizon being planned for.
If that is the case, then America can anticipate that this housing recovery is not happening. Denver Short sales will be a major part of the housing landscape for another 3 or 4 years – if not longer.
What we should be anticipating, according to the new Obama Budget, is the Mortgage Forgiveness Debt Relief Act extension might be here to stay, unfortunately.

Obama talks tough new “housing recovery plan” during the state of the Union address
Holding lenders accountable for making loans to unqualified borrowers is on the top of the Obama list, to address the nations problems which were created by lender’s offering risky sub prime loans “irresponsibly” and knowingly (in premeditated fashion) to unqualified borrowers.
Denver Short Sale Agents read that part of his plan is to create a federal prosecutors unit (including state attorney generals) in order to increase the punitive power and investigative process into lending practices that Obama considers “abusive”.
Lender “packaging of high risk mortgages” with hiding that risk, is what the public believes to be largely responsible for the severe loss of their homes and their savings. This federal unit will supposedly have the power to speed assistance to those homeowners still in trouble.
Denver Short Sale Realtors suggest more has to happen right now to help the 7 million homeowners currently facing the issue of foreclosure. Loan modifications, short sales and foreclosures have done precious little to stem the onslaught.
Denver Short Sale Agents fear that the result will be more irresponsible spending of additional tax dollars– similar to ineffective results experienced in plans such as HARP, HAMP and HAFA. Homeowners are still losing their homes to foreclosures, loan modifications and the short sale process.
